Quick Answer
A garage door service in Perth is a fixed list of checks and adjustments on the door you own: we disconnect the opener and balance-test the door, re-tension the springs, check cables, drums, rollers and hinges, clear sand from the tracks, lubricate the moving parts with a dry-film spray, then test the opener's force limits, auto-reverse and safety beams. We do it for homes and commercial premises across Perth from our West Perth base, with no call-out fee and any worn part priced before we touch it.
Garage door maintenance in Perth: what a service visit covers
A service is for a door that still works and that you want to keep working. A repair is what happens when a spring lets go on a Sunday night; a service is the visit that pushes that night back. On a roller, sectional or tilt door we go through everything in one pass: balance, springs, cables and drums, rollers and hinges, tracks and guides, seals, the lock, the opener and its safety gear, tightening and adjusting as we go and pricing any part that needs replacing before we fit it. Commercial garage door maintenance follows the same list. We service roller shutters and factory-unit doors in Osborne Park, Wangara, Welshpool and Bibra Lake, and the heavier gear and round-the-clock breakdowns are covered on our commercial roller door repairs page.
Perth wears a garage door out quietly. Sand blows into the tracks and guides and grinds at the rollers and curtain edges on every cycle. Near the coast, in Scarborough, Hillarys, Cottesloe and Fremantle, salt on the sea breeze works into the springs, cables and bottom fixings, and rusted steel fatigues long before clean steel does. A west-facing door takes the afternoon sun on its seals, the opener housing and the sensor lenses, and the glare alone can stop a safety beam seeing its partner. Then there is age. Across the estates built through the 1990s and 2000s in Ellenbrook, Canning Vale and Joondalup, the original springs and openers are wearing out together, and a service is usually where that first shows: a door that feels heavy on the release cord, or a motor straining on the way up. Found on a service, a spring replacement done before it breaks is a planned job instead of a door on the ground.
How often depends on how hard the door works. For most Perth homes a yearly service is enough. Push it to twice a year on the coast, on a door that is the main way in and out of the house, and on commercial doors that cycle all day. A new door or opener is due its first service about a year after it goes in. If it has been much longer than that, or the door has started sounding or feeling different, book it now rather than waiting for the date to come round.
On the day, expect the door to be run with the opener disconnected first, because how it balances by hand tells us more than anything else. Then the springs are adjusted, bolts are tightened, worn rollers and hinges are pointed out, the tracks are cleared of sand, and the moving parts get a dry-film lubricant that grit will not stick to. The opener has its force and travel limits checked, the auto-reverse and beams tested, and the remotes and wall button tried. If the door has simply got tired, faded, scraping, seals perished and the bottom rail grubby, the same visit can go further: a clean-down, new weather seals, fresh rollers where the door has them, a re-tension and a run through the opener settings, which brings most doors back a long way without the price of a new one. Anything beyond the service itself is priced and agreed before we start on it.

Frequently Asked Questions
We give you the figure before we start, and it depends on the door more than anything else. A single roller door with little wrong is the quickest service; a double sectional door has more rollers, hinges and cable to go through, and a tilt door has its own arms and pivots to check. A door that has been left for years takes longer to bring back. Commercial doors, and several doors on one site, are priced on their own. Parts found worn on the day, a roller, a cable, a spring, a gear in the opener, are quoted separately and only fitted if you say yes. There is no call-out fee, the quote is free, and an after-hours booking costs more than a weekday one.
A yearly garage door maintenance visit suits the typical Perth home, with twice a year on the coast, on a door that opens many times a day, or on a commercial site. If it has been longer than that, the first service catches up on what was missed and the next one goes on the calendar. The reasons behind those intervals, a DIY checklist and which lubricant to use are all in our guide to how often a garage door should be serviced.
Parts of it, yes, and we would rather you did. Once a month, run the door and watch and listen for anything new. Pass a length of timber through the safety beam while the door closes and make sure it stops and goes back up, wipe the sensor lenses, sweep sand out of the tracks, and spray the hinges, roller bearings and springs with a dry silicone or a garage door lubricant, never grease. What is not a home job is anything under load: the torsion or tilt springs, the lifting cables, the drums and the bottom brackets they anchor to. A wound spring lets go with enough force to take fingers, and adjusting one is the riskiest task in this trade. Leave those for the service visit.
Longer than most people expect, and shorter for its parts. A steel roller or sectional door that is kept balanced and clean commonly runs for twenty years or more, and plenty of older Perth doors are well past that. The springs are the wearing part: they are rated by the number of times the door opens and closes rather than by years, so a door that is the main entrance to a busy house uses them up several times faster than one on a spare garage. Openers usually give out before the door does, with the drive gear and the circuit board the usual culprits. Salt on the coast and a door left out of balance shorten everything, and servicing is what lets the door, its springs and its opener each see out a full working life.
Allow about an hour for a single residential door with nothing seriously wrong, whether it is a roller, sectional or tilt door. It runs longer when the door has not been serviced in years and needs more adjusting, when worn rollers, hinges or a cable are being replaced on the spot, when there are two doors, or on a commercial shutter with heavier gear. If a job is going to stretch, you hear about it before it does. Same-day bookings are available, any day of the year, so a service does not have to wait for a weekday.
Most can be brought back, and a service is the honest way to find out. If the curtain or panels are sound and the tracks and frame are straight, a tune-up and refresh, a clean-down, new rollers and weather seals, fresh cables, a re-tensioned spring and a properly set opener, takes an old door a long way, and a faded but solid door is a candidate for refurbishing rather than replacing. What tips a door over is rust through the bottom rail or panels, a roller curtain that has been folded, panels twisted from running off the tracks, or an opener nobody makes parts for any more. We say plainly during the visit whether yours is a service, a refurbish or a replacement, and if it is the last, that quote is free too.
