Supplied, installed, serviced
Quick Answer
We supply, install and service sectional garage doors for Perth homes on both sides of the river, working out of West Perth. New doors come from Steel-Line, B&D and Centurion Garage Doors, with Colorbond steel, timber-look and glazed aluminium panels among the options, fitted with the opener and with the old door taken away. Existing sectional doors are serviced and repaired the same day: springs re-tensioned, cables replaced, panels and tracks realigned, from parts carried on the van. Quotes are free and we charge no call-out fee.
Sectional doors in Perth: choosing, servicing, repairing
A sectional garage door is a row of hinged panels that lifts as one piece, turns the corner at the top of the opening and slides back along a pair of tracks fixed under the ceiling. One or two torsion springs on a shaft above the door carry its weight through a cable on each side, and nylon rollers at the ends of every panel run in the tracks. Perth homes choose sectional garage doors for practical reasons. The door needs less room above the lintel than a roller door's coil, so it fits openings a roller drum will not. It never swings out over the driveway the way a tilt door does, so you can park close to it. And it seals along the sides and top as well as the bottom, which keeps more of the wind-blown sand out of the garage. The trade-off is a strip of ceiling for the tracks and the open door, so any overhead racks have to clear them. The same panels can be ordered with a foam core between the steel skins, which is what makes an insulated garage door; if your garage cops the afternoon sun or has a bedroom above it, that version is worth a look.
Panel choice is where a sectional door pulls ahead of everything else. Steel panels come flat, ribbed or with raised sections, in the Colorbond range from light colours like Surfmist to darks like Monument, and in timber-look finishes that read as cedar from the street without the oiling. Windows can go in the top row, and a full glazed aluminium door, like the one pictured on this page, lets a dark garage work as a studio. Ventilated panels, with slots or perforations that let air through the door, are an option for a garage that doubles as a workshop or a gym; what is available depends on the profile, so ask when we measure. The other half of what we do is sectional door service. A sectional door has more moving parts than a roller door: the springs, two cables and two drums, a roller at every panel end, a hinge at every joint, and an opener pulling on the top panel. A sectional door service re-tensions the springs so the door balances, checks each cable for fraying at the drum and the bottom bracket, squares and tightens the tracks, replaces worn rollers, tightens hinges, lubricates the right parts with the right lubricant, and resets the opener's force and travel limits. Done before something lets go, it is a short visit; done after, it is a repair. For a door that is running but overdue, our full garage door servicing is the visit to book, and the sectional checks above are part of it.
Whether a sectional door repair or a full replacement is the answer comes down to the panels, because everything else on a sectional door is a part. Springs, cables, drums, rollers, hinges, seals and openers all come off and go back on, and a single dented, rusted or delaminated panel, on a plain steel door or an insulated panel door, can usually be matched and swapped on its own; that is the point of a door built in sections. Replacing the lot makes sense when several panels are bent, when the profile has been discontinued and a new panel would not match, when the tracks and frame are bent from a car strike, or when the door and its opener came with the house and are wearing out together, as many now are across the estates built around Ellenbrook, Canning Vale and Joondalup. Perth gives sectional hardware two particular problems. A west- or north-facing door takes the afternoon sun; dark steel panels expand and can bind in the tracks on the hottest days, and a foam-cored panel that has been baked summer after summer can bow. Near the coast, from Hillarys down through Scarborough to Fremantle, salt sits on the springs, cables and bottom brackets and pits the tracks, so a coastal door wears its hardware faster and wants a service more often than the same door in Midland or Armadale.

Frequently Asked Questions
It depends on the door you end up choosing, which is why we quote after measuring instead of naming a figure over the phone. Size sets the base: a double needs more panels, longer tracks and heavier springs than a single, and a taller opening usually means an extra panel. Then the panel itself, where a flat or ribbed Colorbond panel sits below timber-look, glazed aluminium and foam-cored insulated panels; then colour and finish; then the opener, new or re-used; then removing and disposing of the old door and any work the opening needs first. Everything is itemised, the quote costs nothing, we charge no call-out fee, and nothing gets ordered before you have said yes to that number.
Once a year is the sensible baseline for a Perth sectional door, and closer to every six months if the door is near the coast, faces the afternoon sun or gets used many times a day, because salt, heat and cycles are what wear the springs, cables and rollers. Between services the door will tell you when it is due: it feels heavy on the manual release, one side lags behind the other, the panels bang at the top of the travel, or the opener strains and reverses. A sectional door service is the spring, cable, track, roller and opener check described above, and it is a single visit. The longer version is in our guide to how often a sectional door needs attention.
Repairing, most of the time, because a sectional door is built so that its wearing parts come off and go back on: springs, cables, drums, rollers, hinges, the bottom seal, the opener, even a single panel. Replacing wins when the damage runs across several panels, when the profile is no longer made and a new panel would not match, when the tracks and frame are bent from a car strike, or when the door and the opener are both at the end of their run and fixing one only buys time before the other goes. We price the repair and, when it is close, the replacement as well, so you are choosing between two written figures. No call-out fee either way.
No. The torsion springs on a sectional door sit on a shaft above the opening and are wound up to hold the full weight of the door. Adjusting them means putting two winding bars into the winding cone, in turn, and working against that stored force a quarter turn at a time; if a bar slips or the wrong tool goes in the cone, the cone spins with all of that energy behind it and takes the bar with it. It is the part of this trade that hurts people, and a video does not teach the feel of it. What you can safely do is keep the tracks clean, use a dry lubricant on hinges and rollers, and stop using the door the moment one side lags or a cable hangs slack, then ring us. A slack spring is re-tensioned at a service, and a snapped one is a same-day job with common spring sizes carried on the van.
The fitting itself, old door down and taken away, new tracks, springs and panels up, opener fitted and tested, is usually a one-day job on a standard single or double door. A full glazed aluminium door, a very tall opening or one where the lintel or jambs need making good can run longer, and we say so at the measure. Before that day there is the wait while the door is made to your measurements and colour, which varies with the manufacturer, the finish and the time of year; you get that timeline with the quote. Servicing an existing sectional door is a single visit, and most repairs are finished the same day from what the van carries.
A rail-drive opener: a motor head fixed to the ceiling towards the back of the garage, driving a trolley along a rail to an arm on the top panel. Roller door motors turn the drum axle and will not work on a sectional door. Within rail drives the choices are belt or chain, with belt the quieter of the two for a garage under a bedroom, and a unit rated for the door's weight, because a double or an insulated door needs more pull than a single steel door. We supply, install and service Merlin, Jaytech, Superlift and Steel-Line openers and will tell you which of them makes a rail drive that suits your door. Whichever goes on, the door has to be balanced first, since an opener moves a door the springs are already carrying rather than lifting it. Details of the openers we fit to sectional doors are on the motors page.
