Four opener brands fitted
Quick Answer
We supply and install new garage door motors across Perth: Merlin, Jaytech, Superlift and Steel-Line openers for roller, sectional and tilt doors, fitted by the same people who service them afterwards. That covers a worn-out unit being replaced, a manual door being automated for the first time, and a motor for a new door. We look at the door before recommending an opener, quote the job in writing and price it before we start, with no call-out fee. Vans cover every suburb north and south of the river.
When a Perth garage door needs a new motor, and which one
A new opener comes up for three reasons. The motor on the door has died and fixing it no longer makes sense: a burnt-out unit, a stripped drive gear, or a circuit board for a model whose parts have dried up, which is where many of the original openers on 1990s and 2000s estate doors in Ellenbrook, Canning Vale and Joondalup are heading. A manual door, often a tilt door on an older brick-and-tile home in Morley or Midland, is being automated for the first time. Or a new door is going in and needs a motor to drive it. This page is the supply-and-install side of that. If the opener you already have is playing up right now, that is a repair visit, and we do those on every brand, not only the four we sell.
We supply, install and service Merlin, Jaytech, Superlift and Steel-Line openers, and there is no single best one. The door decides the type: a roller door takes a motor on the drum axle at the side of the curtain, while sectional and tilt doors run off a rail drive hung from the ceiling, and a heavy double or insulated door needs a unit built for that weight. After that it comes down to what matters to you. Quiet running, which on a sectional door under a bedroom usually means a belt drive. Control from your phone, on the models that offer it. Battery backup so the door still opens in a blackout. Or a plain, dependable unit with a pair of remotes. You can browse the opener range before we come out, and whatever we fit, we keep servicing afterwards.
On the day we take the old unit down where there is one, mount the new motor or rail, set the travel limits and the force so the door stops and reverses if it meets something, fit the safety beams low across the opening, code your remotes and any wall button or keypad, connect the app where the model has one, and show you the manual release cord. Afternoon sun on a west-facing opening can blind a safety beam, so on those doors we position the sensors with that in mind.

How Our Repair Process Works
Look at the door first
We check the door type, weight, balance and headroom, and whether the opener already there is worth saving.
Recommend and quote
We name the opener that suits the door and what you want from it, and price the whole job in writing.
Install
Old unit out, new motor or rail in, remotes and any app paired to the door.
Safety test
Limits and force set, safety beams aligned, and the door reversed on an obstruction to prove it.
Handover
We run the door with you watching, show you the manual release and leave the manual with you.
Why Choose Perth Garage Doors Repairs

Frequently Asked Questions
We quote it after looking at the door, because the figure depends on things a phone call cannot settle. The opener itself is the biggest part: a basic chain-drive or roller-door unit sits at one end, and a belt-drive sectional opener with app control and battery backup at the other. The door matters too, since a heavy double or insulated door needs a stronger unit than a single roller door. Taking down and disposing of the old motor, awkward access, and a missing power point near the motor all move the figure. The quote is free, there is no call-out fee, and the job is priced before we start.
Usually, yes. If the door itself is straight, the springs are holding its weight and the tracks or guides are sound, a new opener goes onto the existing door and there is no reason to touch anything else. We check the door's balance first, because an opener fitted to a door that is heavy on its springs will wear out early and can be unsafe, and if the door is the real problem we tell you that rather than sell you a motor it will fight against. Sometimes the fault is smaller still: a lost or faulty remote replaced or a sensor realigned brings a sound opener back for a fraction of the cost of a new one.
Somewhere around ten to fifteen years is a fair expectation for a residential opener, though it is a broad range and the door has more say in it than the badge. An opener on a door that is balanced and runs freely does light work every cycle; one dragging a door with tired springs or gritty tracks is working hard from day one and wears its gear and motor out sooner. How many times a day the door moves counts too, as does heat in a Perth roof space over summer. Remotes, light globes and the drive gear are the usual first casualties and can be replaced on their own; when the circuit board or the motor itself goes on an older unit, replacement is generally the better call.
The one that suits your door and how you use it, which is why we look before recommending. A roller door needs a roller door motor and a sectional or tilt door needs a rail drive, so the door narrows the field straight away. From there, a door under a bedroom points to a quiet belt drive, a family that comes and goes all day gets more from app control and a keypad, and a home that loses power in storms benefits from battery backup. We supply, install and service Merlin, Jaytech, Superlift and Steel-Line openers, and at the quote we put the options that fit your door side by side rather than steering you to one brand.
The bolting-up is not the hard part; the risk is around it. The door's springs stay under load the whole time and a sectional or tilt door that is out of balance can drop when the opener is disconnected. The unit is mounted overhead from a ladder, and a rail-drive opener has to be aligned to the door's travel or it will strain the panels and its own gear. Then the force and travel limits have to be set and the safety beams aligned so the door reverses off a person or a car, and getting that wrong is how a door hurts someone. Hardware stores sell DIY kits, Merlin among them, and a handy owner with a light, well-balanced door can fit one; for most doors we would rather do it and hand it over tested.
A like-for-like swap on the day, old opener down and the new one up on the same door, is normally a few hours' work including the remotes, the safety beams and the testing. Automating a manual door for the first time takes longer, because there is no mounting point, no wiring and no power supply to reuse, and a tilt door needs its arm and brackets set up from scratch. It also runs longer if the door turns out to need springs or rollers before an opener should go on it, or if there is no power point within reach and an electrician has to add one. We tell you at the quote which of those applies to your door.
