What makes an industrial roller door different
An industrial roller door is built for a different job from the door on a house. The opening is wider and taller so a truck or a loaded forklift can pass through, which means a heavier curtain in a thicker gauge of steel, a larger drum and shaft to carry it, and springs sized to balance all that weight. Instead of a small domestic opener, the door is driven by a chain hoist worked by hand or by a motor drive, often three-phase, with a brake to hold the curtain wherever it stops. And where a home door moves a few times a day, a door on a busy dock in Kewdale or Welshpool can move that many times before smoko.
That workload is what wears these doors out. There is no single figure, because an industrial roller door is made to the opening. The width and height set the curtain size, the gauge of steel and the springs and drum needed to balance it, and from there the price moves with the drive you choose, a chain hoist or a motor, and the duty that motor is rated for. Wind rating, wicket doors, vision panels and the condition of the opening and the steelwork it fixes to also count. We measure on site, quote in writing for free, and supply and install Steel-Line and B&D industrial doors when a new door is the right answer.
It depends far more on how many times the door moves and how it is looked after than on how old it is. Springs and bearings wear by the cycle, so a door on a busy dock uses up its life much faster than the same door on a quiet store. Impact damage, grit in the guides and a motor running beyond its duty rating all shorten it further. A well-specified industrial door that is serviced on a schedule, with springs, chain, brake and guides checked and adjusted, will keep going for many years; the same door left alone will fail at its weakest part without warning.
Impact damage leads: bent guides and a creased bottom rail from forklifts and trucks, which then make the curtain jam or ride out of the guides. Motor and control faults come next, a drive that hums but does not lift, a brake that will not release, a limit that has drifted so the door stops short or over-runs, or a three-phase supply that has lost a phase. Springs lose tension or break under the cycle load, chains stretch, bearings seize and curtains rust along the bottom laths. Most of these show up early as noise, hesitation or a door that drifts, which is what our scheduled maintenance programs are there to catch before the door stops.
Stick to what can be checked without touching anything under load. Confirm the power is on at the isolator and the control station, and that an emergency stop has not been pressed. Look along the guides and the floor for a pallet, strap or debris the curtain is catching on. Check whether the door is on chain or motor mode and that the chain is not fouled. If the door moves at all, keep people and vehicles clear of it. Beyond that, stop: the springs, drum and brake on an industrial door hold a lot of stored energy, the curtain is heavy and the work is at height. Motor, spring and guide repairs need a technician with the right gear.
Many repairs are finished on the day. Freeing a jammed curtain, straightening or replacing a section of guide, resetting limits, replacing a brake or a chain, and swapping springs of a size we carry are all normal single-visit jobs. It takes longer when a large motor, a full curtain or an unusual spring set has to be ordered to the door's measurements; we tell you that at the assessment rather than guessing, and we secure the door or get it moving by hand so the site can keep working until the part arrives.
