Fitted, repaired and rebalanced
Quick Answer
We supply and fit new tilt garage doors across Perth and repair the older ones, from West Perth out to Morley, Midland and Armadale. A tilt door is one rigid panel that swings out and up on pivot arms, balanced by springs or counterweights, and many of Perth's older brick-and-tile homes still open one every day. Worn cables, weak springs and locks that no longer catch get same-day service; the quote is free, there is no call-out fee, and the owner has 20 years in the trade.
How a tilt door works, and why older Perth homes have them
A tilt garage door, often called a Tilt-A-Door, a tilt-up door or just a tilter, is one rigid panel, not a rolled curtain and not a row of hinged sections. It hangs on a pivot arm at each side, and when you lift the handle the bottom edge swings outward while the top tips back, until the whole panel lies flat just under the ceiling. The mechanism that lets a heavy panel go up with one hand is the counterbalance: either a spring at each side working on the pivot arms, on some doors through a cable and pulley, or a steel or concrete counterweight riding in a channel beside each jamb. Set correctly, the counterbalance carries most of the panel's weight, so the door lifts easily and stays wherever you leave it; set wrongly, or worn, it is the source of nearly every tilt door complaint.
Fewer new homes get a tilt door now and fewer makers list them. Some makers still offer tilt doors and the fittings for them, though the choice of new tilt doors is narrower than it is for sectional and roller doors, so we check what is current when we quote. So they are still made, and we supply and install them where the opening and the house suit one, most often where the face is to be clad to match the house or where there is no room above the lintel for a roller door's coil. The bigger part of our tilt door work, though, is on doors that are already up. Perth built a great many brick-and-tile homes from the 1960s on, and a single steel tilt door was a common way to close the garage, which is why you still see them all over Morley, Midland, Armadale, Bayswater and Kelmscott. The panel often outlasts everything around it, because there is no curtain to crease and no joints between sections to wear. What ages is the gear that carries it: counterweight cables fray where they run over the pulley, springs lose their pull or snap, the bushes in the pivot arms wear oval so the door rattles and drifts sideways, the fixings anchoring the arms into old mortar work loose, and the lock rods stop reaching their keepers. Salt in the sea breeze speeds all of that up between Scarborough and Fremantle. Most of it is a parts job using the tilt door hardware we fit rather than a new door.
Most tilt door repair comes down to resetting the balance and renewing what has worn, and a door that has been heavy for years usually goes back to one-hand lifting. Replacing wins when the panel is rusted through along the bottom, when a timber-clad door has grown so heavy that the arms and jamb fixings are giving out, or when you want a quiet motorised door and the garage has ceiling room for tracks. The common swap is a tilt door replaced with a sectional door, which runs up and back under the ceiling instead of swinging out over the driveway, seals better around the edges and runs quieter under a motor. We price both routes at the same visit so you can compare them, and there is no call-out fee whichever way you go.
One point of confusion is worth settling here. A search for help with a tilted garage door usually means a door that hangs crooked, lower on one side, and that is a balance fault, not a door type; it happens to roller and sectional doors just as it does to tilt doors. Whatever door you have, if it sits out of level, stop using it, keep the motor off and have the springs, cables and arms looked at, because the side that is still carrying the load is doing double duty and will not do it for long.

How Our Repair Process Works
Free quote first
Ring or send a photo of the door. We come out, look at what it is doing, and put a price on the repair or a new door before anything starts.
Style, for new doors
Plain steel in a colour to suit the house, or a face clad in timber, cedar or aluminium slats, chosen against your own brickwork.
Balance and counterweight check
With the panel held safely, we check the springs or weights, the cables and pulleys and the pivot arms, and work out what the door needs to lift evenly and stay put.
Repair or install
Worn parts renewed and the balance reset, or the old door taken down and the new one hung on its arms, with a motor fitted if you want one.
Test and hand over
Door cycled open and shut, checked for level, the lock or the safety reverse proven, and the upkeep explained.

Frequently Asked Questions
It depends on the door you want and the opening it goes into, so we measure first and quote in writing rather than guess over the phone. A plain steel single sits at the simpler end; a double, a colour or finish outside the standard range, or a face clad in timber, cedar or aluminium to match the house all add to it, as does a motor, and taking the old door away is itemised too. Repairs are priced by the part and the time to fit it, which is nearly always well short of a new door. The measure and the quote are free, there is no call-out fee, and nothing is ordered until you have agreed the figure.
Neither wins outright; they solve different problems. A tilt door is one flat panel, so it gives a clean face that can be clad to match the house, it needs no drum above the opening, it lies close to the ceiling when open, and it has few moving parts. Against that, it swings outward as it opens, so nothing can be parked hard up against it, it seals less tightly around its edges, and a counterweight door is a handful when the balance is out. A roller door coils above the opening, needs no swing room in front and nothing along the ceiling, costs less in plain steel and takes a compact opener beside the drum, but it wants clear headroom for the coil, and a curtain running in its guides tends to make more noise than one panel on arms. If you are weighing the two usual replacements for an old tilt door, how roller and sectional doors compare sets them side by side.
Bunnings and other hardware chains do sell garage door openers and remotes, the range differs from store to store and changes over time, and some of what is on the shelf will list tilt doors on the box. What matters is the type. A tilt door is driven by an overhead rail opener, the same family used on sectional doors, fitted with a tilt door arm or bracket, and the unit has to be rated for the panel's weight, which on a clad or counterweight door can be well above a plain steel one; a roller door opener will not do the job. The harder part is not the box but the fitting: the door must be balanced first, the manual lock removed or disabled, and the force and travel set so the motor is moving the door rather than dragging it. Most rail openers from Merlin, Jaytech, Superlift and Steel-Line, the openers we supply, install and service, list tilt doors among the door types they suit, and the tilt arm kit is often a separate part, so check the label or manual for your model.
Start by separating the two, because a tilted door and a tilt door are different things. A door that hangs lower on one side, or jams at an angle part-way, has lost the lift on that side: on a sectional door a cable has slipped or snapped or a roller has left its track, on a roller door the curtain has climbed out of one guide, and on a tilt door a spring or counterweight cable has let go or an arm has bent. Stop using it, keep the motor off and do not unhook anything, because the good side is still holding half the door under tension. What you can safely do is look for the obvious cause and describe it when you ring, so the van arrives with the right part. Levelling the door means restoring the balance on both sides, and that is a repair rather than an adjustment.
No, and this is the one job on a tilt door we would ask you to leave alone. The springs or counterweights are carrying most of the panel's weight; disconnect a cable, undo a spring anchor or lift a weight out of its channel and the panel can drop, while the arm on the other side can swing round with the full load behind it. Steel panels are heavy, clad ones are heavier, and a counterweight is a solid lump that falls faster than you can move. The safe jobs for an owner are keeping the pivot points lubricated, keeping the lock and handle working, and noticing when the door starts to feel heavier, because that is the balance asking for attention. Leave the rest to a technician who can hold the door and unload the system in the right order.
Most tilt garage door repairs are finished in one visit when the part is one the van carries: a spring, a cable, pulleys, pivot bushes, a handle or a lock go on the same day, and same-day means the day you ring, any day of the year. A counterweight door that needs both sides stripped and rebalanced takes longer on the day than a spring door, and we tell you that when we look at it. A new tilt door is made to your measurements, so there is a wait that depends on the maker, the finish and the season; we give you that timeline with the quote. The fitting day, old door down and carted away and the new one hung, balanced and motorised if you want it, is usually finished within the day.
