Choosing the right seal

The bottom rubber is the seal that does most of the work and the one that perishes first. Perth sun hardens it, and once it has gone brittle it stops conforming to the slab, which is when water starts tracking under the door in winter storms.

An uneven gap along the bottom of a closed door is not always the seal. If the gap is wider at one end than the other, the door is sitting out of level — usually a cable or spring issue — and a new rubber will not fix it.

Side seals matter more than people expect on exposed western and southern elevations. They also cut down the amount of fine sand that gets blown into a garage, which is the thing that shortens roller and bearing life.
